Map data © OpenStreetMap contributors · tiles OpenFreeMap. Distances are straight-line, measured by SIM.
How the SIM score works
Each project gets a score out of 10 from four things anyone can check. Rail access (4 points): straight-line distance from the site to the nearest operating MRT, LRT, monorail or KTM station, measured by SIM on OpenStreetMap data — 4 points up to 300 m, 3 up to 600 m, 2 up to 1 km, 1 up to 1.5 km. Stations that are only planned, such as the MRT3 stops proposed for Mont Kiara, Sri Hartamas and Bukit Segambut, do not count.
Tenure (2 points): freehold 2, leasehold 1, not confirmed by the developer or the press 0. Listed developer (2 points): the developing company or its parent is listed on Bursa Malaysia, so its accounts are public; a company taken private or listed abroad does not count. Price published (2 points): 2 when the developer publishes a price, 1 when the price was reported by the press (paid features in the press included), 0 when it only appears on agent listings.
Selection: residential projects in Mont Kiara, North Kiara, Sri Hartamas, Dutamas, Segambut and Solaris, launched from 2023 or still sold by the developer in 2025–2026, by developers with at least one completed project. Projects already in our Kuala Lumpur and KLCC top 10s are left out, and so are projects the developer lists as sold out. Ties are broken by distance to rail. Nobody paid to be on this list and we take no commission on sales.
About this edition
This is the first edition of this ranking, built on 29 October 2026. It covers ten residential projects in Mont Kiara, North Kiara, Sri Hartamas, Dutamas, Segambut and Solaris that were launched from 2023 or were still being sold by the developer in 2025–2026. Every figure links to the developer, a stock-exchange filing or the press, with the date it was published. Where something could not be confirmed, we say so.
We do not say which project to buy. We score every project the same way and show what is missing. MAIA Mont’Kiara by UEM Sunrise is not repeated here: it is already in our Kuala Lumpur top 10.
One thing sets this list apart from our other rankings: Mont Kiara has no railway station. Only one project here, Stellaris in Segambut, is within walking distance of a station. Most of the others score zero or one point for rail, so the totals are lower than in our city-wide list. That is a fact about the area, not a verdict on the buildings.
The Mont Kiara market these projects sell into
- What the area is. Mont Kiara is a suburb north-west of central Kuala Lumpur, in the Segambut constituency, next to Sri Hartamas. It was a rubber estate until Sunrise Berhad, now part of UEM Sunrise, began building condominiums there in the 1990s (Mont Kiara Pines in 1993, Mont Kiara Palma in 1994). It is mostly high-rise condominiums and offices. (Wikipedia, accessed 29 Oct 2026)
- Who lives there. The area is widely described as having a large expatriate population; we found no census figure for it, so we give no number. (same source)
- Schools nearby. Mont’Kiara International School (American curriculum) is at 22 Jalan Kiara and Garden International School (British curriculum) at 16 Jalan Kiara 3. The French School of Kuala Lumpur is on Jalan Dutamas Raya, next to Papyrus North Kiara. (Wikipedia; Good Schools Guide; OpenStreetMap, checked 29 Oct 2026)
- Rail. No station in Mont Kiara. The nearest are Segambut on the KTM Komuter line, and Semantan on the MRT Kajang Line, south of Sri Hartamas. RapidKL buses link the area to both. An underground Mont Kiara station is planned on the MRT3 Circle Line, which is not yet under construction: works are expected from 2027 and full operation in 2032. Our scores ignore it. (Wikipedia; Malay Mail, 17 Jul 2025)
- Prices actually paid. EdgeProp’s transaction data put the average price paid for a non-landed home in the Mont Kiara area at RM2.1 million in 2024, up from RM1.7 million in 2023. These are completed sales of existing units, not launch prices. (EdgeProp, 20 Jan 2026)
- Land. In 2025–2026, SkyWorld bought a Jalan Kiara site at RM833 psf of land and Wing Tai a Mont Kiara parcel for RM45 million; both plan launches in 2027, so they are not in this list. (EdgeProp, 27 Mar 2026)
- Nationally. NAPIC counted 33,094 completed homes still unsold at the end of the first half of 2026, up from 30,471 at the end of 2025, and 23,375 unsold serviced apartments worth RM19.33 billion. The Malaysian House Price Index stood at 234.7 points, up 0.9% in a year. (The Edge, NST, 10 Sep 2026)
Costs and rules that apply in 2026
If you are a foreign buyer
- Minimum price: RM1 million per unit in Kuala Lumpur. Six projects in this list start below that (Stellaris, Arte Solaris, Royal Garden, Tangen, Miranda Hill and Papyrus): only their larger units can be sold to you, if any. Each purchase needs the state’s consent under section 433B of the National Land Code; the old FIC approval no longer applies to ordinary home purchases. Bumiputera units and Malay reserve land are excluded. These rules come from law firms and specialist sites that agree with each other; we have not seen a 2026 circular. (Conventus Law)
- Stamp duty: a flat 8% on residential property from 1 January 2026, up from 4%. Permanent residents are not affected. (Budget 2026, appendix 14, Skrine)
- Real property gains tax: 30% if you sell within five years, 10% from year six. The buyer must hold back 7% of the price when the seller is not a citizen. (LHDN)
- Rent: a non-resident pays 30% tax on net rental income through an annual Form M return. There is no withholding tax on rent from a home. (LHDN)
If you are a Malaysian buyer
- Stamp duty on the transfer is 1% on the first RM100,000, 2% up to RM500,000, 3% up to RM1 million and 4% above. (LHDN)
- First home up to RM500,000: full stamp duty exemption on the transfer for sale agreements signed until 31 December 2027. Stellaris, from RM450,000, is the only project in this list with a published entry price under that cap. Budget 2027, tabled on 9 October 2026, proposes to extend the exemption to 2030 and add a 50% exemption between RM500,000 and RM750,000. That is a proposal, not yet law. (Budget 2026, appendix 15, Malay Mail)
- Real property gains tax for citizens: 30% within three years, 20% in year four, 15% in year five, nothing from year six. (LHDN)
For every buyer
- Maintenance fees are payable every month once you get the keys, plus a sinking fund of 10% of the fee. Launch reports quoted 31 to 45 sen psf for several projects here; ask for the current figure. See how maintenance fees are calculated.
- Title. Office suites and serviced apartments, such as most of Arte Solaris and Stellaris, usually sit on commercial land, which can change the rates you pay. Ask which title applies, in writing, before you book.
- Sales permit. Developers must display an advertising and sales permit (APDL) with the price range, tenure and completion date. You can check it on the housing ministry’s Teduh portal.
What we do not rank
- Sold out: The MINH by UEM Sunrise (Jalan Kiara 7, 496 units, completion 2027) is marked sold out on the developer’s site, and Allevia (completed in 2025) is no longer listed. (UEM Sunrise, accessed 29 Oct 2026)
- Launched before 2023: Pavilion Mont Kiara (WCT Land, launched July 2022) and Societe in Desa Sri Hartamas (SCP Group, first launched in 2018, completed and relaunched as build-then-sell in July 2023).
- Not yet launched: the SkyWorld and Wing Tai sites, both planned for 2027.
- Delayed projects: Solasta Dutamas is listed as “sick” (more than 30% behind schedule) in the housing ministry’s records as cited by PropertySifu (status as of 2 Oct 2026). We have not checked the Teduh entry ourselves.
Show-gallery promises, “guaranteed rental” schemes, projected yields and price forecasts are not on this page either. If a figure is not published by the developer, a stock-exchange filing or the press, it is not here. Prices change during a launch: always ask the developer for the current price list and have a lawyer read the sale and purchase agreement before you sign.
