A freehold twin-block tower of 1,257 serviced apartments on Jalan Senyum, north of the city centre, by a Johor developer listed since 1997. The developer puts it about 1 km from the Bukit Chagar RTS station, a 15-minute walk; our straight-line measure is 1.1 km. JB Sentral, the nearest operating station, is just under 1.5 km away.

  • Distance to Bukit Chagar RTS station (not yet open): 1.1 km in a straight line.
  • Our measure to JB Sentral is 1,498 m, just inside the 1.5 km limit for 1 rail point; it is taken from the middle of the site as mapped in OpenStreetMap.
  • Price range reported at the 2024 groundbreaking: RM 513,000 to RM 1.5 million, in 10 layouts of 424 to 1,167 sq ft. A marketing site appointed by the developer shows "from RM 512,000" in October 2026.
  • 40% of units are Bumiputera lots (Utusan, 2024).
  • The builder is Kimlun Corporation Bhd (developer statement, 19 Oct 2026).
  • Foreign buyers: the Johor minimum is RM 1 million per unit, so most units fall below it unless the developer obtains a state waiver. Foreign purchases also pay the Johor state levy (3%, minimum RM 30,000).

Two serviced-apartment towers in Coronation Square, the RM 5 billion mixed development beside the city centre's malls. The developer quotes a covered walkway of 210 m to the Bukit Chagar RTS station and 250 m to JB Sentral; our straight-line measure from the Coronation Square construction site in OpenStreetMap is about 500 m to JB Sentral. Layouts run from a 280 sq ft studio to a 1,230 sq ft duplex.

  • Distance to Bukit Chagar RTS station (not yet open): about 370 m in a straight line from the mapped site; the developer says 210 m on foot.
  • Developer prices (Oct 2026): studio from RM 450,000, 1+1 from RM 700,000, 2+1 from RM 1 million, 3+1 duplex from RM 1.7 million. The Edge reported a starting price of RM 476,000 at launch.
  • Tenure: the earlier tower in the same development, The Coronade Residences, sits on a freehold parcel (The Edge, 2023). Neither the developer nor the press states the tenure of the Twins, so we score it 0.
  • Only the 2+1 and larger layouts are priced at RM 1 million or more, the usual Johor minimum for foreign buyers. Foreign purchases pay the state levy of 3% (minimum RM 30,000).
  • Our OpenStreetMap point is the Coronation Square construction site; the exact footprint of the Twins could not be mapped (not confirmed).

Map data © OpenStreetMap contributors · tiles OpenFreeMap. Distances are straight-line, measured by SIM.

How the SIM score works

Each project gets a score out of 10 from four things anyone can check. Rail access (4 points): straight-line distance from the site to the nearest operating station, measured by SIM on OpenStreetMap data — 4 points up to 300 m, 3 up to 600 m, 2 up to 1 km, 1 up to 1.5 km. The RTS Link station at Bukit Chagar is not open yet (service is now expected in February 2027, subject to safety certification), so it does not count. The nearest operating station for every project below is JB Sentral (KTM ETS and Shuttle Tebrau), about 450 m from Bukit Chagar. We also give each project's distance to Bukit Chagar, for information only.

Tenure (2 points): freehold 2, leasehold 1, not confirmed by the developer or the press 0. Listed developer (2 points): the developing company or its parent is listed on Bursa Malaysia, so its accounts are public. Price published (2 points): 2 when the developer publishes a price, 1 when the price was reported by the press, 0 when it only appears on agent listings.

Selection: residential projects within about 5 km of the Bukit Chagar RTS station, launched or still being sold by the developer in 2025–2026. Projects reported as sold out are left out. Ties are broken by distance to rail. Nobody paid to be on this list and we take no commission on sales.

A factual comparison, not a recommendation to buy. Prices change: always check with the developer and a lawyer before signing.

About this edition

This is the first edition of this ranking, built on 29 October 2026. It covers ten residential projects within about 5 km of Bukit Chagar, the Johor Bahru terminus of the RTS Link to Woodlands North in Singapore. Each one was launched or was still being sold by its developer in 2025–2026. Every figure links to the developer, a stock-exchange filing or the press, with the date it was published.

The RTS Link is not open yet. On 2 October 2026 the Singapore and Malaysian transport ministries said passenger service is now expected in February 2027, subject to independent safety certification and final approvals. (LTA, 2 Oct 2026) Fares have not been announced. Our score only counts stations that already run trains, so every project is measured to JB Sentral (KTM ETS and Shuttle Tebrau), about 450 m from Bukit Chagar. Each project card also gives its straight-line distance to Bukit Chagar, for information only. Developers often quote walking or driving distances, so their figures can differ from ours.

We do not say which project to buy. We show what can be checked, score every project the same way, and say what is missing.

The Johor Bahru market these projects sell into

  • Transactions. Johor recorded 17,871 residential transactions worth RM 9.10 billion in the first half of 2026, down 15.1% in volume and 7.7% in value from a year earlier, according to NAPIC figures quoted by property sites. We could not open the NAPIC report itself. (not yet confirmed from an official text) (Superhomes, reviewed 1 Oct 2026)
  • Unsold completed homes. Nationally, NAPIC counted 23,375 completed serviced apartments still unsold at the end of June 2026, worth RM 19.33 billion. (The Edge, 10 Sep 2026) Secondary sources put 9,946 of them in Johor, more than any other state, and Johor’s unsold completed homes of all types at 4,222 units. We have not seen the state table ourselves. (not yet confirmed from an official text) (Superhomes)
  • Supply in the pipeline. At the end of 2025, Johor Bahru had 70,177 high-rise units in future supply, against 38,448 landed homes. Unsold high-rise units still under construction rose 36% in one quarter, from 6,180 to 8,435. (The Edge with Olive Tree Property Consultants, 30 Mar 2026)
  • What it means for this list. All ten projects below are serviced apartments or serviced residences, the segment with the most unsold stock in Johor. Those with a published unit count add up to about 18,600 units, and several are due in 2029–2030, when The Edge and Olive Tree expect other city-centre towers to complete.

Rules for foreign buyers in Johor in 2026

  • Minimum price: RM 1 million per unit. Johor’s housing policy lets foreigners, Singaporeans included, buy homes priced at RM 1 million and above. A developer can get special approval to sell below that to clear unsold stock. A foreigner who bought below RM 1 million under such a waiver can only resell to a Malaysian, below RM 1 million. Medini, in Iskandar Puteri, is exempt from the minimum; none of the projects below is in Medini. (NST, 20 Apr 2026)
  • State levy. Johor proposed in June 2025 to raise its levy on purchases by foreigners from 2% of the price (minimum RM 20,000) to 3%, with a minimum of RM 30,000. (The Star, 18 Jun 2025) Agencies report it in force from 1 July 2025; we have not seen the state gazette. (not yet confirmed from an official text) (Landco) The NST also reports a minimum levy of RM 50,000 on serviced apartments priced below RM 1 million. (NST, 20 Apr 2026)
  • State consent. Each purchase by a foreigner needs the state’s consent under section 433B of the National Land Code. Bumiputera units and Malay reserve land are excluded. Most entry prices in this list are below RM 1 million, so ask the developer in writing whether the unit you want is open to foreign buyers.
  • Stamp duty: a flat 8% on residential property for foreigners from 1 January 2026, up from 4%. (Budget 2026, appendix 14)
  • Real property gains tax: 30% if you sell within five years, 10% from year six. (LHDN)

Malaysian buyers pay the standard stamp duty scale (1% to 4%) and have the first-home exemption up to RM 500,000. See our stamp duty guide for the details.

What we do not rank

  • Sold-out projects. Gen Sphere (Majestic Gen, 100% taken up in May 2026), Gen Rise (sold out in 2025) and Quayside JBCC (100% taken up in May 2025) are no longer sold by their developers.
  • Projects we could not pin down. The Asteriaz @ Kebun Teh (EXSIM, launched in the first quarter of 2025) is left out because sources disagree on its tenure: some say freehold, others leasehold.
  • Promises. Show-gallery claims, “guaranteed rental” schemes, projected yields, rental estimates and price forecasts. If a figure is not published by the developer, a stock-exchange filing or the press, it is not on this page. Distances to the RTS quoted in brochures are walking or driving routes; ours are straight lines.

Prices change during a launch: always ask the developer for the current price list and the developer’s licence and advertising permit, and have a lawyer read the sale and purchase agreement before you sign.

Spotted an error, or a project we should look at? Write to the editors: we correct within 48 hours and date every change.
