Smart Invest Malaysia
How we work
How Smart Invest Malaysia chooses, checks, scores and updates what it publishes.
What we publish
Rankings and guides about concrete money decisions in Malaysia: buying a home, the real costs of owning one, starting or buying into a business, retirement savings and moving to the country. We publish facts that a reader can check. We do not tell anyone what to buy.
Where our figures come from
- Official sources first: laws and regulations, government agencies (DOSM, NAPIC, KWSP, LHDN, the Ministry of Health), Bank Negara Malaysia and Bursa Malaysia filings.
- Then the developer, franchisor or institution that publishes the figure about itself.
- Then the press, when nothing official exists. We name the outlet and the date.
Every figure on a page links to its source and shows the date it was published or checked. When something cannot be confirmed, we say so on the page instead of filling the gap.
How our rankings are scored
Each ranking is built from a data file and a published scoring method. The method only uses criteria anyone can verify: for property projects, the measured distance to an operating rail station, the tenure, whether the developer is listed and whether a price is published. The method is explained at the bottom of every ranking, and every entry is scored the same way.
Nobody pays to appear in a ranking or to move up. We do not accept commissions from developers, agents or brands, and we do not publish forecasts, promised yields or projected returns.
What we do not cover
- Investment advice. We are not licensed by the Securities Commission Malaysia and we do not rank shares, funds or REITs.
- Interest-based financial products, such as fixed deposits, loans and credit cards.
- Products we cannot document from a reliable source.
How pages are updated
Property rankings are checked every quarter, guides whenever a rule changes, and every page shows the date of its last check. Changes that affect a figure or a score are noted on the page.
Images
Photos of real places are free-licence photos credited to their author, or official videos published by the developer. Other images are illustrations: they never show a real project, place or brand.
